New Service Being Offered: Ink and Roll Fingerprinting

I just came back from The Empower Notary Summit hosted by Amber Gist of The Notary Hub. It was such an incredible opportunity to meet with like minded people and be given a platform on stage to explain how I got my start in this lucrative role. The fact that I got to sit on a panel with some of the absolute greats of the notary business has left me feeling so thankful! I have gone from general notary work, to RON (Remote Online Notary) work, notary signing agent and now I've been inspired to take on another service!

You would think that general notary work and being a notary signing agent would keep me busy enough. While that is true, I can't help but enjoy learning, growing, diversifying and expanding.

So without further ado, I would like to share that I will be expanding my business to include mobile Ink and Roll Fingerprinting services. Mobile services, again meaning I come to you. Ink and Roll Fingerprinting you ask? It is exactly what it sounds like. We take each one of your ten digits and place them on an ink pad, one at a time. Press the finger from the left side of the fingernail to the right side of the fingernail in a rolling motion. See where that fancy name comes from, ink and roll fingerprinting?

Who would need to get ink and roll fingerprints? People applying for educator certification, out-of-state requirements, foreign countries, background checks, state licenses and federal purposes.

Though I am not offering Live Scan Fingerprinting now, it may be something I look to add in the future!

Why Do I Need You as a Notary? Can't I Use a Bank?

I am often asked, "how can you make money as a notary if banks notarize for free?". There are a few different answers to the question, and it is in fact a fair question.

While many banks do keep a notary on staff, it does not necessarily mean that it will be done at no fee. Banks typically require a client to be an account holder at the bank in order to notarize documents for them. Sometimes they may or may not charge a fee, sometimes the notary is unavailable or you may have to schedule an appointment. Banks also tend to only notarize certain types of documents or documents that they may be quite familiar with. At Notary Near Me and Online, we often notarize documents that a client states the bank will not notarize. Also, banks are only operational during regular business hours and not on holidays which is where we can differ.

Other locations such as a UPS store typically keeps a notary on staff, however if the notary calls in, they will not have a notary at that location that specific day. Like me, UPS also will charge a fee for notarial services which are typically less than my fee as the client is going to the location. What is RON? Is it here to stay?

What is a Remote Online Notarization? Is it here to stay?

RON stands for remote online notarization. This simply means that a notarial act can be performed by a notary via a two way audio visual session. It is similar to a session such as a zoom call but there are a few key differences. The first difference is that the session is being recorded, this is a requirement by law for the notarization to be legal. Additional features of a RON session make the ability for fraud less likely as opposed to an in person notary session in my opinion. For example, KBA verification is required before every RON session. KBA is Knowledge-based Authentication, this is used to verify that the signer is who they say they are. They will answer questions prior to the session that only they would know such as have you lived on any of these streets, did you own this type of car etc. In addition to KBA verification, a government issued ID will be scanned and checked for expiration dates as well as authenticity. Which again is more in depth than what a general in person notary session would require. All RON sessions are recorded in an electronic journal same as a regular in person notary session would require in a paper journal.

RON was declared legitimate during the COVID-19 pandemic as a temporary fix for in person notary work, however it appears it is here to stay as more and more states are starting to adopt this practice.

Does a Notary Help in a Real Estate Transaction?

Believe it or not, a Notary plays an important role in a real estate transaction that most people don't realize. The process is a little complex and starts with the borrower or seller of the property.

Say that someone has started looking at houses or has found a house they are interested in, they typically utilize a real estate agent to assist with the ins and outs of the negotiation of the price of the property. Once the price is agreed upon most borrowers will apply for or will have already pre-qualified for a loan with a lender of their choice. They will be appointed a loan officer who will work through the verification of funds and the application process with the borrower. The escrow officer or title company is responsible for ensuring that homeowners insurance is secured on the property, a property survey, making sure there are no liens on the property etc. Once all of the closing documents are ready, they will be submitted to an escrow officer or to title as well as the closing disclosures sent to the borrower. The process typically takes around 15-30 days if this is not a cash closing.

Now, here is where the Notary comes in, or better known as the Loan Signing Agent or Notary Signing Agent. This professional is hired to go through the final loan documents at either the title company, at the home of the borrower/seller or another convenient location for the party. The LSA or NSA is an impartial third party in the transaction who does not have any "skin in the game" outside of being paid their fee for notarizing the package. It is the job of the notary to be sure all documents have been signed, initialed, sealed, stamped and logged. It is also typical for them to bring the documents back to Fed Ex or UPS and often times scanned back to the lenders for funding. Missing any of these details can cause issues as big as missing funding deadlines, changing interest rate locks or having to get back together to do the documents again.

The role of the Notary Signing Agent or Loan Signing Agent is imperative to the entire process and is the final step before funding.
